We worked collaboratively with our client and design company Forme UK to deliver this project – a Cat A+ office refurbishment of the first floor and annexe at 36-38 Hatton Garden. Our client’s brief was to create a unique space that preserved the original features of this listed building, and at the same time offered a functional layout so the new tenant could move in and make the space work for them.

To achieve this we made significant structural alterations including the design and build of a bespoke spiral staircase to link all floors. The overall project involved a substantial strip out of the internal walls, ceilings, services, and finishes. During the initial stage of the refurbishment process, we installed modern WCs and re-designed the electrical system and the VRF heat recovery air conditioning, which we left exposed over mesh metal panelling for a more edgy look. Although the space benefits from plenty of natural light, we added some dramatic LED lighting and repainted some of the walls in white for an even more airy feel.
Keeping the look fresh and clean, we focused on a few key points that gave the space more personality – the original brick walls were sandblasted and left exposed. And when we polished the hardwood floor we discovered a stunning green glass tiled floor, which we kept and gives a touch of quirkiness to the annexe.
During the project, the other floors at 36-38 Hatton Garden were fully occupied so delivering an office refurbishment in the annexe building was challenging.
